One of the major problems in the Vancouver area, is that wages tend to be low, for the most part minimum wage up towards 12$ an hour for the majority of employment. finding full time work with the majority of employers in this pay scale is also a hindrance.

there are other regions of canada, where not only can you buy a house for less than buying a condo in the suburbs, let alone downtown Vancouver, but you're making the same income there as you would here in the Vancouver area.

What's better, making 10-12$ an hour someplace where it costs you 150,000 minimum 1 hour's drive from downtown Vancouver for a condo, or being able to buy a 3 bedroom house under the same wages for the price of buying a mid to full sized vehicle?
